Trying to build a timeless bathroom or kitchen has long been a desire of home owners, making sure that choices made today don’t look totally out of place in just a few years’ time.

Some of the choices made in the past have certainly taken from colour trends of the time. The paisley and florals of the 60’s or the brown, yellow and orange combination popular in the 70’s to name some very notable examples.  Because trends are just that – a passing popularity – it’s best to choose neutral colours and materials because they always come back in style and can be easily updated or stylised with accent design elements.

Simplicity is often the key to avoiding passing style trends and to building kitchens and bathrooms that have a timeless appeal. Maintaining a degree of simplicity will ensure you don’t need to update it in two to three years’ time.

Sticking to relatively subdued colours will help your kitchen stand the tests of time, but this doesn't mean it needs to be boring, or that white is your only option. Whilst neutral colours can be a large part of the colour scheme they can be accentuated with statement colours in splashbacks, appliances or any elements that can be easily changed when you want to refresh and update. It can be a bit of a myth that it is cheaper and quicker to be an owner-builder when building your new house.

Not only do you need to understand all aspects of building codes, council regulations and planning, but you need to have the right contacts to buy at trade rates and have a wide network of tradie contacts who you know how to schedule in the right order to make the best use of time and budget. And of course, you need to complete the Owner Builder course to prove that while you aren’t a licensed builder, you have the proficiency and skills to be responsible for the building work as a fully licensed builder would be.

As builders, we are full time builders. This is what we do day in, day out. Most owner/builders have full time jobs and responsibilities. So unless you have hours and hours to spare daily or a very understanding employer who doesn’t mind you directing the build, chasing up trades and inspecting the worksite, owner/builder can be an extra layer of stress that adds more pressure to your already busy life.

A recent Multi-Generational Study by the Australian Housing and Urban Research Institute shows that one in five Australian households have adults from two or more generations living under one roof. The report shows that multi-generation living arrangements are highly-concentrated in and around suburban areas.

When planning your new home, it’s important to try and plan for your family’s future. For example, trends show that children are staying at home longer, so planning separate living areas and kid’s bedrooms that may become bedrooms for young adults at a later stage are part of the design and planning process. So many people that are new to the property game – and let’s face it, we all were once – seem to come up against the same the question. “What is the difference between a solicitor and a conveyancer? Both can handle standard conveyancing, so which should I be using?” The answers are really quite simple but it is important to understand one key difference.

The key difference between a conveyancer and a solicitor is that a conveyancer focuses solely on the process of transferring property ownership between parties, and a solicitor is able to perform other services in addition to conveyancing as needed.

In order to understand this further, it is important to explore the term ‘real property’. Real property is simply immovable property, primarily land and buildings. Real property is the term applied to all land, buildings and their fixtures in relation to ownership. The reason it is important to understand this term is because a key definition between these two legal professions is that a conveyancer is restricted to dealing with real property while a solicitor is able to deal with more intangible matters, such as wills and bonds, as well as conveyancing.

Most property transactions will only require the services of a conveyancer as opposed to a solicitor. By focusing solely on property transfers and sales, licensed conveyancers are able to offer a more cost-effective and specialised service. While full-service solicitors will charge by the hour, a conveyancer will more often than not charge a flat fee for a standard matter and their specific knowledge can expedite the process significantly.

However, a knowledgeable solicitor will be crucial if your property transaction is more complicated or requires attendance at a court. It would be wise to consult with a conveyancer initially to determine whether it is necessary to use a solicitor in order to avoid additional costs.

So, if you’re looking at whether you will need a solicitor or a conveyancer to handle your property transaction, it is important to take your own personal circumstances into consideration. More often than not, a licensed conveyancer will be able to handle your matter or in the least direct you to a solicitor who can.

Beechwood Homes are proud to have been Platinum Sponsor at the 2015 Macarthur Ladies Night Out, a charity event that raises money for the Macarthur Cancer Therapy Centre.

Now in its 7th year, the Macarthur Ladies Night Out event has raised over $120,000 for the Centre. The money raised by the event will be donated to the Wig Library, supporting women who have lost their hair through medical treatments such as chemotherapy.

Nearly 250 women came together on Saturday 12th September in a room of pink to raise money for the charity. Hundreds of balloons were sold with raffle tickets attached to win items all donated to the charity, as well a silent auction and a range of other raffles.

Beechwood was proud to be a sponsor for the event and applauds the good work of the charity in supporting the Macarthur Cancer Therapy Centre.

Beechwood Homes is proud to have won ‘Best exhibition/project home between $250,000-$300,000’ at the 2015 Master Builders Association of NSW Excellence in Housing Awards.

Held at the Star Event Centre on Saturday 29 August, the Beechwood Asquith 36 home, currently on display at Shell Cove Display Village, was awarded for its overall design and floor space to total space ratio.
