Sydney is “bursting at the seams” and it is apparent that our infrastructure is not coping. We as a city, are growing much faster than our current development processes and community facilities can accommodate.

The drastic housing affordability issues we are going through put many Sydney families under enormous mortgage and lifestyle stress as they attempt to achieve the dream of owning their own home. The knock-on ramifications of extremely high house prices affects more than just income. A broad range of socio-economic factors that formulate a community are adversely affected by housing affordability crisis situations similar to those being experienced now.

In response to Sydney’s affordability issues, the Federal Government have just announced some of the biggest land development news in over a decade. The proposed Greater Macarthur Land Release is currently investigating the viability of developing around 7,700ha of land in the region creating three new suburb precincts: Wilton Junction, Menangle Park and Mount Gilead.

On 22nd September 2015, the NSW Minister for Planning, Rob Stokes, made the announcement that this development is in full investigation stages to facilitate and satisfy the rezoning and planning requirements. Working closely with both Campbelltown and Wollondilly councils, the NSW Planning Department are carefully considering the land release so that it does not undermine the rural and historic qualities of the area.

The Greater Macarthur Land Release is going to provide extensive opportunities to build modern, healthy communities. At Beechwood Homes, we are committed to this same goal wherever we build our homes. We are excited about this new land release as we see it as an excellent, and much-needed, development alternative for Sydney. Providing affordable, traditional family homes has been the cornerstone of the Beechwood Homes business from the beginning. We believe that this provides ample opportunities for communities to evolve into supportive and comfortable places to live.

These proposed future developments will see 35,000 new homes in the region over the next 30 years and will bring with them extensive supporting infrastructure, employment opportunities and alternatives. That will be 35,000 opportunities for families at all stages of life to build a new home and a new life as part of the Greater Macarthur community.

The simple message is that Sydney must expand in order to accommodate the flourishing population numbers. By providing measured and carefully planned developments, such as the Greater Macarthur Land Release, Sydney is actively building new, functional communities that can enhance our city.

Every family is different in its own way. Deciding on not only the current and short term needs of your family, but also the long term requirements you will have from your household is an important step of building a project home. A recent Multi-Generational Study by the Australian Housing and Urban Research Institute shows that one in five Australian households have adults from two or more generations living under one roof. The report shows that multi-generation living arrangements are highly-concentrated in and around suburban areas.

When planning your new home, it’s important to try and plan for your family’s future. For example, trends show that children are staying at home longer, so planning separate living areas and kid’s bedrooms that may become bedrooms for young adults at a later stage are part of the design and planning process. As parent’s age and retire, perhaps they will stay for extended periods or even become dependent.

Beechwood Homes understand that not all families operate under a traditional model and design and plan houses with this in mind. The award winning Asquith 36 single storey home is a great example of a floor plan designed for multi-generational living.  The Asquith 36 features a separate guest wing, complete with ensuite and robe as well as three separate living areas that can be used as a study, theatre room or traditional lounge room. The Asquith 36 home design recently won ‘Best exhibition/project home from $250,000-$300,000’ at the 2015 Master Builders Association of NSW Excellence in Housing Awards.

The Asquith 36 is a single storey home and part of Beechwood’s popular Evolution series. You can view the Asquith 36 at Housing World, Shell Cove on the South Coast and also Hunter HomeWorld at Chisolm, Berry Park on the North Coast.

Beechwood Homes have a wide range of project building options to account for nearly every type of family model, meaning whatever your situation - everyone can be comfortably accounted for.

New South Wales has been declared the premier state in Australia for residential building, according to new figures released last month. The Housing Industry Association (HIA)’s bi-annual Housing Scorecard report reveals that NSW has been elevated to the number one ranking for residential building with a score of 85 on the strength of the state’s home building recovery.

HIA economist Geordan Murray said the figures emphasised the concern for first home buyers. “Lending figures reaffirm the challenges facing first home buyers. First home buyer lending highlights this as the weak spot in the housing market, and ranked NSW as the third weakest jurisdiction on this indicator.”

At Beechwood, we recognise that as a first home owner, it has become an extremely daunting prospect to get into the market and realise the dream of owning your home.

Beechwood Homes have a dedicated commitment to providing affordable housing in order to support the continued growth of strong and healthy communities. Affordability for Beechwood does not translate as lesser quality. Beechwood Homes is proud to offer not only affordable, but quality new homes designed for first home builders, such as the Genesis Series.

The Genesis Series by Beechwood are a range of innovative and affordable homes including everything you want in style, comfort and convenience. Specifically designed for first home owners, the Genesis Series of homes offers a wide range of individual styles all built with the famous Beechwood quality.

Compiled every six months, the HIA’s Housing Scorecard ranks the eight states and territories in terms of who has the strongest residential construction market.
